Terrace House Type II (Intermediate)

Compact row houses often found in high-density or historical areas with a unique 2-meter road setback.

GCBs are the pinnacle of Singapore’s real estate. They must be located in specific districts like Nassim, Cluny Road, or Chatsworth. These properties are strictly low-density to preserve their lush, green character. Under 2026 guidelines, they remains exclusive to Singapore Citizens.

  • Site Area: Minimum 1,400 sqm.
  • Site Coverage: Maximum 40%. (Revised to allow for more flexibility in building footprint while maintaining 60% greenery/open space).
  • Building Height: Restricted to 2 storeys. Under Envelope Control, the absolute height is capped at 12 meters (excluding basement).
  • Building Length: No specific row length limit, but building depth is usually managed via setback requirements.
  • Setback Requirements: * Road Buffer: 7.5m to 12m (depending on road category).
    • Side/Rear: 3 meters.

Terrace House Type I (Intermediate)

Larger row houses with significant road buffers, typically found in established residential estates.

Terrace Type I is the "standard" terrace house. It requires a larger plot and deeper setback compared to Type II. Most modern reconstructions here include an attic within the 45-degree envelope control slope to maximize space.

  • Site Area: Minimum 150 sqm (Intermediate) or 200 sqm (Corner).
  • Site Coverage: Maximum 50%.
  • Building Height: Up to 3 storeys (15.5 meters total height).
  • Building Length: Maximum 60 meters for a continuous row of houses. A mandatory gap is required if the row exceeds this.
  • Setback Requirements: * Road Buffer: 7.5m.
    • Side (Corner units): 2 meters.
    • Rear: 2 meters.

Semi-Detached House

A pair of houses joined side-by-side or back-to-back by a common party wall.

Often called "Semi-Ds," these properties provide a middle ground between terraces and bungalows. They share one wall with a neighbor but have an open garden on the other side. They are popular for multi-generational families who buy the adjacent unit.

  • Site Area: Minimum 200 sqm.
  • Site Coverage: Maximum 50%.
  • Building Height: 2 or 3 storeys. Maximum height of 12 meters or 15.5 meters within the permissible envelope.
  • Building Length: Not applicable as they are usually in pairs.
  • Setback Requirements: * Road Buffer: 7.5m.
    • Side (Open side): 2 meters.
    • Rear: 2 meters.

Detached House (Bungalow)

A standalone house that does not share any common walls with neighbors, offering high privacy outside GCB areas.

Commonly known as bungalows, these can be found in any landed housing estate. They offer a private sanctuary with a 360-degree garden. They are flexible in design, ranging from classic colonial styles to modern glass-heavy architecture.

  • Site Area: Minimum 400 sqm.
  • Site Coverage: Maximum 50%.
  • Building Height: Generally allowed up to 3 storeys. Under Envelope Control, 2-storey zones are capped at 12 meters and 3-storey zones at 15.5 meters.
  • Building Length: Standalone; no row length limit.
  • Setback Requirements: * Road Buffer: 7.5m (Standard for Cat 3-5 roads).
    • Side/Rear: 2 meters.

Good Class Bungalow

The most prestigious residential property in Singapore, requiring massive land plots and located only in 39 gazetted areas.
