If I have many agents marketing my unit, that means I get many offers, right?

Yes, you might have more offers.

But you might also have more headaches.

Because every agent will be pushing you to close the deal fast.

So the first person to close the deal will secure the commission.

In such cases where there are multiple agents, your interests will be the last of their considerations.

To secure a deal which benefits both buyers AND sellers, it requires negotiation and knowledge of what is important to both sides.

Do you think in such a scenario, the non-exclusive agent will bother to take the time and research to find out whether the buyer is:

actually quite desperate to buy

actually willing to pay an additional $50K more

Do not have many choices

So you would never know and your flat is transacted at a below average price.

And then you wonder why your neighbour in the unit below gets a higher offer.

How do I know this?

Because I've seen it happen many times.

Another scenario is the agent uses your flat as a showflat.

For their practical purposes.

Your flat becomes a showflat for new agents to build up their portfolio so they can attract more listings and more clients.

Anything wrong? Not really. But it is a big waste of your time as a seller.

It keeps your listing available for a long period of time.

And people might wonder if there is anything wrong with your home if it is not sold fast.

For me personally, I deal only with exclusive listings.

My agenda then becomes very clear. It only serves the interests of my clients who trust me fully to represent them.
