Can I customise the layout or materials? At what stage allows for changes?

Customisation depends on the stage of construction at the time of purchase.

For projects that are still at an early construction phase, certain adjustments to layout configuration, finishes, fittings, or material selections may be possible, subject to developer approval and regulatory compliance.

Once major structural works are completed, changes become more limited, especially if they affect load-bearing elements or approved plans.

For completed brand-new homes, or when TOP is nearing, layout changes become significantly more complex. Any alteration may require revised drawings, re-submission to authorities, additional construction costs, and potential timeline adjustments. However, cosmetic adjustments such as carpentry enhancements, lighting upgrades, material swaps, or minor aesthetic refinements may sometimes be accommodated by the developer prior to handover, depending on timing and practicality.

This is usually subject to mutual agreement, cost adjustments where applicable, and whether the works can be completed without affecting regulatory approvals or completion timelines.

If flexibility is important to you, it is best to engage early. We will advise you on:

• What can realistically be adjusted
• The timeline window for changes
• Any potential cost implications
• Whether a rebuild or A&A route may better suit your objectives

Each development differs, and we will guide you based on the specific project and construction stage.
